FAQ - Renting a Disney Vacation Villa in Kissimmee area

Our stay at the Emerald Isles house was terrific and the house was perfect! Everything worked, the house is really well equipped with everything you really need except food, the neighborhood was very quiet, and it's a very easy trip to Disney and the other parks.

Renting our Villa in Emerald Island Resort

Q. How far is your villa from Walt Disney World?
A. We are less than 3 miles from Disney World. It will take between 5-10 minutes. Our Guest Information section of the website has the shortest path to Disney parks for your convenience. So, go ahead and plan for an afternoon nap in the villa when you plan your next Disney park visit. You can always go back to the parks to see the Fire Works in the evening.

Q. Is this a timeshare or are there any "strings" such as having to go for a sales presentation?
A. This is not a timeshare nor or you required to attend any sales presentations.

Q. Will I be getting the villa as shown in the pictures?
A. Absolutely. What You See Is What You Get. We did not picture a sample house, but the real house. Villa is not allocated on arrival, rather it is allocated to you right after your booking form and payment is received.

Q. Do I need to rent a car?
A. The resort is secluded and private. Even our unit is back in the resort away from the main entrance which gives you peace and quiet. Having said that, we recommend that you rent  a car which gives you the flexibility to go shopping or visiting the parks at your own terms. You can always call the cab or a shuttle service, but that might become a bit more expensive than renting a car if you have to take frequent trips.

Q. Where do I pickup/drop-off the keys to the villa?
A. No where! Our villa has a secure key-less entry system. We will provide you with the access codes for the resort as well as the villa prior to your arrival.  So, there is no need to pickup or drop-off keys. That is the last thing we expect our guests to do when they arrive late at night. We don't want you to waste your precious holiday time in the Florida area for trivial things such as visiting a rental agency's front-office!

Q. Can I smoke in the villa?
A. For the health and comfort of our guests who do not smoke, our vacation home is a designated non-smoking home.

Q. Do you provide linens and blankets?
A. Yes, our home is completely furnished with linens and blankets as well as pool towels.

Q. Do you have laundry facilities?
A. We do have full sized washer and dryer in the house.

Q. Are pets allowed?
A. No.

Q. What facilities do you have for small children?
A. We provide stroller, baby monitoring system, stair gates, high chair and Pack 'n Play bed for our little guests at NO EXTRA CHARGE. We even encourage our guests to carry the stroller to the parks and save on stroller rentals.

Q. What is the maximum occupancy of your home? Do I pay any per person charges?
A. Per Florida Law just like any other 3 Bedroom home, the maximum occupancy is  8 guests including infants. There are no per person charges. Our prices are for the whole villa.

Q. Can I pay extra if our group has more than 8 people?
A. No, we do not allow more than 8 guests.

 Q. We really like your villa and your prices. However, our party has more than 8 guests. What options do I have?
A. We can definitely accommodate you by putting you in two villas next to each other. However, this needs to be coordinated based on the availability of the other villa. Please ask us and we will do the best to accommodate you.

 Q. Why do you include taxes in your published rates?
A. We would like to be upfront with all the costs associated with renting you our Disney villa. So, instead of adding them at the time of the reservation, we include them in the daily rate. Further, many of our guests make bookings online and they like the comfort of knowing the bottom line cost of renting the villa. Hence, we include taxes in our rates.

 Q. Do I have to pay taxes?
A. Yes, that is one thing we cannot avoid in this country. Just like you pay taxes when you stay in a hotel, you will pay taxes when you stay in any vacation rental home.

 Q. Is your home certified/licensed as a vacation home?
A. Yes, the certificates are displayed in the house per state and county laws.

Q. Is there air conditioning and/or heating?
A. Our  home has both air conditioning and heating available.


Q. Is there a shopping center near by?
A. There are shopping centers, grocery stores, restaurants, banks, fueling stations and more just minutes from our house. The nearest grocery store is less than 2 miles away and the shopping center is about one mile away.  Please check the Guest Information section for directions and information.

 Q. When will I receive my Security Deposit?
A. Per the agreement it will be refunded after accounting for any damages and excess telephone usage.  It could take us up to 3 weeks to refund the Security Deposit. However, as we aim to keep our guests happy, we refund the same ASAP. Typical times taken to this date range from 3-7 days after the departure of the guest.

 Q. In what form will I receive my Security Deposit?
A. If your payment was made with PayPal and we are able to refund the money via PayPal then that is how we will refund the Security Deposit. We are unable to refund to a different PayPal account than from which the payment is made.  If you used other means, we will mail a check to the address on the Booking Form.  Also, we will only refund the deposit to the name of the primary person on the Booking Form.

 Q. If there is a problem during my stay, who should I call?
A. You should call the Property Management company whose number and details will be provided to you prior to your arrival. They are the best source to get any issues resolved during your stay.

  Q. Is there a charge for using the resort facilities?
A. No, you are our guest and all the resort facilities of Emerald Island Resort are available to you at no extra charge. You will pay for your drinks at the Tiki bar though.
